Electrical safety requirements

EICR unsatisfactory codes determine that attention is needed. For private rental properties, it’s a legal requirement for C1, C2 and FI codes to be resolved as soon as possible. Failure to do so can lead to fines being issued out by your local authority.

Common questions about EICRs

Is it a legal requirement to have an EICR?

For landlords yes as landlords are now required by law to have an EICR. The same legal requirement do not apply to homeowners, however, they are strongly recommended to have one.

How long does an EICR last?

A new EICR is required at least every 5 years. It must be done sooner if the electrician recommends it (this will be detailed on the report). An EICR should also be carried out if a problem with an electrical installation is suspected.

How long does an EICR take to complete?

It depends on the amount of circuits in the property. An EICR on a 10 circuit installation will usually take between 2 to 4-hours, depending on the size of the property.


Why do I need an EICR?

All electrical installations will degrade over time. Vermin, moisture, poor workmanship and DIY are common reasons for problems. The regulations change over time as well as the quality and suitability of electrical parts.


Can you carry out repairs and issue me with a updated certificate?

Yes, however a electrical installation certificate will be issued out instead. Parts of the installation will need to be retested in order to confirm that results on the original EICR were accurate.
