What is a Domestic EICR Report?

An Electrical Installation Condition Report (EICR), also known as fixed wire testing, periodic inspection report, Homebuyer’s Test, landlord safety test, or Domestic EICR, provides a formal assessment of the electrical safety in your home or any other residential property.

Legal Requirement: In London and across England, an EICR is a legal requirement if the property is to be rented out to a tenant.

Booking: All our bookings are done online via our online booking system. See when our NICEIC APPROVED CONTRACTORS are next available and make a booking today.

What Does an EICR Test Entail?

At Lloyd Hallowell Electrics, our team of qualified electricians carries out a full periodic EICR assessment of your properties, including:

  • Earthing and Bonding Adequacy
  • Switchgear and Control Gear Suitability
  • Serviceability of Switches, Sockets, and Light Fixtures
  • Wiring Systems Type and Condition
  • Wear and Tear, Damage, and Deterioration

Legal Requirement: In London and across England, an EICR is a legal requirement if the property is to be rented out to a tenant.

What Will I See in My EICR?

The EICR will contain the observations from the assessment of your rental property:

  • Code C1: Danger present immediate action required.
  • Code C2: Potentially dangerous issue immediate remedial action required.
  • Code C3: Non-compliance with the latest regulations but not dangerous.
  • Code FI: Further investigation needed.

Note: Codes C1 and C2 result in an unsatisfactory EICR rating, requiring rectification to ensure compliance.

Purpose of an ECIR

After the construction of your property and the installation of its electrical system, you’ll need a certificate to prove that the building’s electrical system is fit for purpose. Our inspections help uncover any issues, allowing you to act before renting, selling, or operating on the premises.

  • Legal Compliance: Ensures adherence to the Electrical Safety Standards in the Private Rented Sector Regulations 2020.
  • Proof for Insurance Claims: Acts as evidence of regular testing, aiding in insurance claims.
  • Cost Savings: Early detection and fixing of issues prevent further damage and costly repairs.
